They too had their own hitches and obstacles to cross, challenges to face. In an exclusive interview, 'Built Expressions' catches up with BM Jayeshankar, Managing Director of Adarsh Group about the current construction industry scenario. Excerpts below.

- Being one of the India’s leading corporate real estate developers how has been your journey in the last ten years? What kind of challenges you faced en route the journey?
In my 26 years of experience in real estate, the last 10 years are important for me … during which time the market has seen a severe recession for about 3 years. This was the most important learning curve for me regarding coping up with the challenges & still delivering the best. At the same time, we have the satisfaction of delivering good, landmark projects inspite of increased competition.
- With plethora of reputed projects, your contribution to the real estate sector has been enormous. What is the main motivating factor that drives you to give the best?
My belief has always been that a home should be a mirror of the resident's aspirations, be it an apartment or a villa. With the philosophy that the homes should breathe the lifestyles of the homeowners, we have been able to create landmarks which have won international acclaim.
- With increasing urbanization cities are getting cluttered and services affected. What in your opinion is the right solution?
The state governments should develop good infrastructure in tier-2 cities and improve them so that they attract investments from private sector, which in turn will attract urban immigrants. Also, the government should develop self sufficient satellite towns to avoid cluttering of main cities.
- Can you name three of your signature projects and why so? What uniqueness they exhibit compared to other developments?
Palm Meadows, whitefield - a gated community project with independent villas. This is the first independent gated community project in India which is equipped with an international club house. The uniqueness of this project is that each villa is surrounded by beautiful landscaped garden without boundary walls in between Villas & in the front, giving a seamless feel. The appreciation in this project is nearly 25 times in a span of 11 years, which is one of the highest in the world.
Adarsh Palace, Jayanagar 5th Block- It is an apartment project comprising of 125 apartments. Constructed in 1990, it boasts of exclusive club house and expansive landscaping which no other project offered during those times. This project has an exclusive world class club house with all amenities & the entire open area (about 75%) is beautifully landscaped. The internal layout of apartments has a very unique design & unique bathroom fixtures, by virtue of which even today it is considered as a unique project for fine living.
Adarsh Palm Retreat, Outer Ring Road- It is a unique, mixed used development comprising of Villas, Condominiums , Commercial spaces & a Five star deluxe Hotel-Shangri' La. Again this project will have several club houses of international class. Each Villa/ Apartment unit is designed to have best of ventilation, Privacy & large lung spaces.
- Being one of the reputed and respected developers of India, your obsession for quality is expressed through your projects. But in the circumstances when the country is facing acute labour shortage, how do you manage the backward integration?
Compliance to labour laws & wages, maintenance of labour colony with all amenities & hygiene, School for children run by an NGO, dedicated Development officer to take of their medical needs , transport from labour colony to various sites, full time first aid center round the clock are some of the initiatives for labour retention.
Moreover, we are also exploring new avenues of improved & modern construction technologies which are less labor intensive.
- What are the emerging Trends in Real Estate Sector?
Now many integrated townships are coming up in various cities adopting the 'live & work' culture with their own infrastructure containing retail, hospitality, schools, etc.
- The whole world sees through two eyes but you see the world with 3Is-Can you briefly explain the philosophy behind it.
Imagine, Innovate and Implement - Always being innovative is my way of working… that is how I have been able to create benchmark projects which are entirely unique in nature and unparalleled.
