Growth of Residential Sector

The group has stamped its mark in Residential and Commercial. When asked Mr. Agarwal about the growth of these sectors he says, "Earlier, we focused on commercial sector. But at present, we see a huge potential in the residential sector. So, with this development, we have shifted our focus to residential segment. To be precise, our residential portfolio is 70% and commercial is 30%."
He further adds, "Bangalore is a stable market for residential sector because the real consumers are coming forward to buy property. So, this has lead to a gradual hike in the price. Every year, we see a constant growth of 15% - 20% in sales and price of the properties. Overall, we have 15 million sq.ft of area which is under construction and up to 16 million sq.ft in various stages of planning and development in different cities in India."

Foreign Direct Investment in Retail
With the recent entry of FDI into the retail sector, Mr. Agarwal feels that it is a positive move for the real estate industry. He also observes that the pros and cons of the policy could only be analysed in the coming years. At present, there is lack of clarity in the policy. He expects more transparency with the coming budget session.
Impediments in Real Estate Industry
According to Mr. Agarwal, the present scenario of the realty sector is good for the organised player. He says, "The unorganised developer will encounter challenges with new norms and policies being introduced. It is important for the construction industry to become more streamlined in their operations, have systems in place and be transparent in their dealings and functioning. It is challenging, but I feel, it is worth it. It might take some time, but once systems are in place the business is set for the long term with no other obstacles. A system driven approach will get the business organised at all levels."
Launch of Necklace Pride - Hyderabad
Hyderabad has a new pride- Salarpuria Sattva's Necklace Pride. Necklace Pride is an 8.5 acre magical residential community which is being built on the less explored side of Tank Bund. It offers 2, 3 and 4BHK stylish apartments spread across 5 imposing towers of 14 floors each with a state- of- the- art clubhouse.
Speaking about the project, Mr. Agarwal says, "Not many have felt the need to invest in central Hyderabad, perhaps because of the seemingly increasing congestion. But, we see this as an opportunity to redesign, enhance and introduce value to this heritage city. We also feel that Hyderabad has the best infrastructure in the country to facilitate such development. This encourages us to have a meticulous plan for the short term as well as the long term. We see tremendous potential in other cities in Andhra Pradesh too - presently plans are on for a 55 acre Mixed - use development in Vizag."
