With the new government firmly in saddle under the dynamic leadership of Sri Narendra Modi and development as its main agenda, India is poised to see some substantial growth in construction arena. In the very recent past, we have also witnessed some decisions and shifts in respect of relaxed rules for FDI by reducing minimum built-up area from 50000 square meters to 20000 square meters. It has also brought down the minimum capital requirement to USD 5 million from USD 10 million. As reported in ‘Financial Express’, “These measures are expected to result in enhanced inflows into the construction development sector… It is likely to attract investments in new areas and encourage development of plots for serviced housing given the shortage of land in and around urban agglomerations as well as the high cost of land”.
 
The government has also promised to implement ‘Affordable Housing Policy’ and thereby provide homes to every Indian family by 2022, presents an optimistic business opportunity to the extent of 150 billion USD. The real estate industry now also has real hopes of being granted the coveted industry status, which will further ease fund flows. In addition to the above, development of 100 smart cities will also give a tremendous push to the real estate sector.
 
The marching ahead of our construction industry without being stopped is a necessity for the development of India. In spite of serious problems such as labour shortage, non availability of cash flow, spiralling material costs, all kinds of negativisms, there have been many dramatic changes in terms of the structures that are being built all around. There also is a paradigm shift in our thinking in respect of using various tools, equipments and new generation materials. In today’s context, modern tools and equipments have not only allowed us to overcome the usual mumble at a project site but have helped the industry to increase the overall speed, productivity and timely completion. Without many of today’s modern tools and equipments, it is even doubtful whether most projects that have been taken up in recent years could be easily completed.
 
Modular Design and Precast Technology are among other trends that show promise in the construction industry. There are many benefits to such a construction approach. In addition to the shorter production cycle, quality and safety, the enhanced sustainability is most compelling. The use of eco-friendly materials, self sustaining energy options, clean design lines also make these modular structures ideally suited to the changing demands of the market. While a number of construction principles will continue to remain in practice well into the future, there is a clear shift toward more eco-friendly and energy efficient structures.
 
We also see a trend in the construction industry that due to advancements in construction methodologies, more and more factory made elements are being implemented in projects. Further, the stringent norms in respect of environmental issues are forcing the manufacturers to be more eco friendly in their approach.
