Redefining Excellence in Realty Sector 

India is one of the fastest growing real-estate markets in the world, which is not only attracting domestic real-estate developers, but also the foreign investors. Moreover, real-estate industry in India is addressing the demand for built-up space, from a variety of property segments, such as offices, housing units, shopping malls, hospitality industry, manufacturing sector and logistics parks, in which housing sector is undergoing a significant growth.

felt in the market. During the past decade, India's commercial property segment has been witnessing a steady rise in demand for office space and this also has been responsible for propelling domestic segment in various forms from affordable housing to luxury villas.

Understanding the real estate market for more than two decades, Supertech Limited has been setting new trends and benchmarks of architectural excellence in the contemporary global scenario. Established in 1988, Supertech has successfully completed 24 years in real estate business and has revolutionised the real estate arena with many of its landmark projects.

Supertech caters to different segments of residential, commercial, townships, retail and hospitality. The company has already converted more than 33 million sq. ft. of residential and commercial entities. With projects worth Rs. 14,000 crores in hand, the company has over 75 million square feet under construction. Now Supertech is acclaimed as the one of the top real estate firm and which has grown to such heights, is the brainchild of Mr. R K Arora. He holds the degree in Civil Engineering from Roorkee. The projects designed and constructed under the guidance of him have been highly accredited and recognized in the industry. He was also awarded the "Udyog Ratna" in the year 2001 for his contribution in real estate sector. Presently, Mr. Arora is a member of Confederation of Real Estate Developers Association of India (CREDAI).

Supertech Limited has created its own distinct mark in the real estate industry. Reminiscing the long successful journey of the company since its initiation to the present day Mr. Arora asserts, "When we started operations initially, the real estate sector was not an organised industry and the concept of housing was entirely different.  We had to go through many hurdles in raising funds, getting approvals from various concerned authorities, meeting the stringent loan procedure and so on. With the passage of time, slowly perceptions and approaches changed and improvements in systems and procedures brought about.  Compared to the last 10-15 years, we see a rapid improvement in the recent past."

Venturing into Real Estate

As a young Civil Engineer, he was looking for a platform to do something differently with knowledge in latest construction techniques. He says, "Having a company of my own in real estate sector was the only option by which I could have fulfilled my ambition. It was a time when economy of the country had started looking up and a decent housing was a dream for the elite young generation. So, the decision to enter into real estate especially in housing sector was ideal and well timed." However, with a tiny start, now Supertech has proliferated in Noida, Greater Noida, Gurgaon, Ghaziabad, Meerut, Moradabad, Haridwar, Rudrapur and Bengaluru. The company will be very soon launching their first project in Bangalore which will be known as Micasa. Presently, it is in the process of sanctioning.

 Adopting Precast Technology

According to Mr. Arora, with the increase in population, the big challenge has been the scarcity of land. He says, "We cannot reduce the land cost because it is already fixed. The other challenge was to reduce the cost of construction. The solution for this was the pre-cast technology by which pre-designed and pre-fabricated slabs and panels are used in construction. With this technology, a developer can complete a project in lesser time as the construction process is much faster in comparison to the conventional method of construction. This technology is new to India but it has been in use for the past 10 to 15 years in other countries like Middle-East, UK and so on. We brought in this technology because of huge potential demand in residential sector."

"Since the land is becoming scarce, we should compromise on the way we plan projects, to some extent.  Going vertical is the only answer for the land scarcity for which the Government need to be liberal in sanction of additional 'FAR' at reasonable prices. Sanction of additional FAR will benefit the Government by revenue and the developer would be in a position to create more space vertically," he adds.

Affordable Housing

Affordable Housing is a staggering concept but developers are hesitant to venture into it due to many reasons. Expressing his opinion on the Affordable Housing concept Mr. Arora says, "In the present context, the demand for residential sector is 28 million in India. Most of the demand is into the affordable sector. We have to reduce the cost of construction in order to build affordable housing. As I mentioned earlier, the solution for this can be adoption of new technology like precast technology, in construction. The government should create land pooling system where the developer should be given the rights to develop land; this will reduce the land cost."

Uniform Real Estate Policy

Mr. Arora feels that in India, changing real estate policies of State and Central Governments have been a major constraint for developers because there are different laws applicable in different States.  He laments, "Delays in getting approvals from different agencies also affect real estate projects to a great extent. As a result, the development is a slow process which needs to be accelerated by evolving uniform development-friendly policies and laws applicable throughout the country. With the amendments in laws and policies in place, aiming to encourage real estate sector in a big way, we would be able to meet the increasing demand for housing and infrastructure."

When asked Mr. Arora about the eco-friendly norms adopted in their projects he says, "With the increase in density and population, the time has come to adopt green norms in buildings. The developers are looking at different ways to make the buildings eco-friendly. This is possible with recycling of water, with the usage of solar system for electricity and also by installation of windmills. Even, with the usage of green construction materials, we are able to reduce the carbon footprint."

Competition Benefits End Customers

At present, the real estate industry has witnessed a cut-throat competition as there are many companies catering to the realty sector. Analysing the situation, Mr. Arora says, "With many players making foray to the real estate market, the ultimate benefit is for the customers. For instance, if there are four developers coming up with projects, there will be competition among them which will benefit the customers as he has several options to choose from. However, the prudent customer is the one who understands the merits of the project and the reliability of the developer."

Quality of material used in the projects has been the major issue of concern by the customers. For Mr. Arora, the growth of the reality business centres on customer satisfaction. Hence, Supertech ensures the quality of material, as an important criterion. They have a quality management team which verifies the quality of material according to the requirement of National Building Code (NBC). After the completion of the project, the quality inspection team inspects each and every part of the space before handing over it to the buyers.

Supernova - a Challenging Project

At present, Supertech is working on 'Supernova' a state of the art mega mixed use project located in Noida.  It is one of the tallest buildings of India in the category of mixed use development. Mr. Arora feels that 'Supernova' has been one of the most challenging projects in terms of design, space and complexity. He says, "This has been one of the most challenging projects because in one complex we have planned to cater to different segments which include hospitality, retail, residential and others too. Since it has a huge area of 5 million sq. ft., we have considered all the nitty-gritty's of the project. One of the developments in 'Supernova' is 'Spira' which is one of the world's greatest superstructures. Its sculpted form is designed to represent nature and growth, spiralling 300 meters towards the sky."

He further adds, "To develop such a super structure is a great challenge for us and with the guidance of expert consultants and use of advanced technologies; the project is shaping up in a planned way. We are using the 'jump form' technology to construct the 300 metre tall building. Supernova is expected to complete in 2016."
