BE: Being one of the leaders in precast industry, Brief us about the changing technological trend witnessed in the precast industry?
DR: PBC has been involved in construction business using precast concrete technology. The Precast/Pre-stressed concrete Technology is the best available solution in the world for Speedy, High Quality, Durable and Reliable construction. Precast/pre-stressed concrete technology is emerging rapidly into the Indian construction industry. Construction sector is facing serious constraint with skilled manpower and the conventional method construction poses serious challenges in terms of speed and quality of construction.
BE: Can you briefly explain your expertise in designing and detailing of precast building structures?

over three decades in middle-east, we are one of the first to foray with precast technology into the demanding field of construction in India. We have positioned ourselves as the professional consultants for precast technology and its products. Further to the process of construction, we manufacture precast or pre-stressed concrete products that includes but are not limited to precast building wall panels, precast or pre-stressed Hollow Core Slabs, Cladding Panels, Beams & Columns, T & TT, Staircase & Landings, Storm water drains, Boundary wall, etc. We cater these solutions to the residential apartments, office towers, domestic villas, shopping malls, hospitals, educational institutions, hotels, airports and multi-level car parks. Precast concrete elements can also be combined with cast in-situ method, in-order to achieve desired results.
BE: What are the advantages of precast concrete building structures over other conventional structures?
DR: It gives a plethora of benefits:
Structural Stability
- The precast structure is designed with Vertical, Horizontal & Peripheral ties leading to the structural integrity & robustness.
- The behavior of the shear-walled building is much better than the conventional framed structure specifically under lateral loads like seismic & wind forces.
- The distribution of vertical loads at foundation level is more distributed as against concentrated at column locations in case of conventional structure.
- The structure is more material efficient as the use of heavy non-structural block-work is omitted.
Speed & Quality of Construction
- Precast technology can offer the speed of construction of the order of 1000 sq.ft per day. This indirectly means more profit in the same period.
- The casting of precast units in a controlled environment leading to a better quality of concrete.
- The reduced wet work at construction site leading to cleanliness and better Health & Safety at the site.
- The project can be better managed as there are minimum numbers of subcontracting agencies to be liaised with.
Flexibility
- The system offers more flexibility in terms of architectural design as the interior wall positions are independent of structure.
- The condominiums are more efficient; more carpet area for same built-up area.
- The structure is energy efficient due to cores in the flooring units. The energy efficiency can be further improved by adopting sandwich wall panels on perimeter of the building.

- Factory produced pre-cast components can be manufactured in a wide range of finishes including colors, surface treatment; even with molded surfaces thereby allowing designers.
- Considerable flexibility in the overall aesthetic impact of the structure compared with conventional methods.
BE: What are the factors to be considered when deciding to implement precast concrete construction?
DR: Precast concrete works in volumes and repetitions. We can otherwise consider this as a pre-engineered building where all the aspects of the design in terms of plumbing, electrical, doors and window openings, slab opening areas, etc., are to be frozen at the time of design. We should understand that precast concrete cannot be executed in the sites that do not have proper road access for travel trailers, lorries or cranes to erect these elements.
BE: What are the major disadvantages of Precast Concrete?
DR: The only and a major setback for precast concrete are handling and transportation. Precast elements are heavy elements with large spans and hence the major setback is for handling and transportation. Usually high capacity cranes are to be used for handling.
